A Seamless Collaboration of Urban Development and Nature
Alviera, Central Luzon’s emerging mixed-use estate in Porac, Pampanga is where urban development and nature flourish into the envisioned growth center of Central Luzon.
Overview
Ayala Land, together with Leonio Land will develop ALVIERA, a 1,800-hectare integrated mixed-use development envisioned to be the growth center of Central Luzon, which will have a commercial district, business and industrial park, university zones, retail centers, a country club, recreational areas, and residential neighborhoods.
Strategic Location
The strategic location of Alviera provides ease of transportation as well, being situated near Clark Airport, Subic Freeport, and provincial hubs like Angeles City and the City of San Fernando. It’s a northern gateway, accessible to both local and international opportunities. With infrastructures such as the NLEX, SCTEX and TPLEX, the area creates efficient links to Metro Manila, Bulacan, and key cities up north with La Union and Baguio just a two-and-a-half hour drive away.
Community
Two educational institutions shall also rise in Alviera—Holy Angel University, Pampanga’s largest university; and a satellite campus of Miriam College, which will offer selected courses in the creative fields.
Alviera is not built on the land, but with it, integrating nature into everyday living.
The Alviera development is committed to the community and neighboring developments, sensitive to their needs and supporting these with livelihood opportunities. The programs for the nearby communities are intended to address their needs and concerns, as well as allow them to benefit from economic opportunities brought about by the development. Alviera offers a holistic living experience.
MASTERPLAN
All-Inclusive Progressive Growth Center in Central Luzon
The vision for Alviera is to establish an all-inclusive progressive growth center in Central Luzon to serve as base for commerce and industry. Aside from residential and commercial projects, a PEZA zone for industries similar to the Ayala Land-managed Laguna Technopark will be built within Alviera.
Always keeping in mind the community’s utmost convenience and security, the Alviera estate has been carefully master planned to offer a well-balanced mix of essential urban conveniences (residential, commercial, and institutional spaces) as well as a host of open spaces and outdoor attractions.
For business, Alviera has allotted 64 hectares of the estate for the creation of an industrial park, opening up many exciting opportunities for business, commerce, and career growth in Central Luzon. As for residential communities, Alviera is proud to cater to a full range of markets – from luxury country club living, to starter homes for young families, to cost-effective, affordable house-and-lot packages that are complemented by a great selection of shopping and dining outlets. In addition to these, the Alviera estate is also seamlessly linked to nearby Clark Airport, Subic Freeport, and provincial hubs like Angeles City and the City of San Fernando, making it all set to enhance connections in and around the region.
